Who each tool is for (and who should skip it)
Independent hosts (1–8) — Lodgify
Lodgify is the default for 1–8 listings when the job is fewer OTA fees and a site guests can book without opening Airbnb. Official pages (fetched 21 August 2026) sell a no-code website, booking widget, channel sync for Airbnb, Vrbo, and Booking.com, and Google Vacation Rentals listing on Professional. Lodgify’s own pricing FAQ answers “Who is Lodgify for?” with one property or 30+. That is website-first software, not a multi-owner finance stack.
Official plan caps matter. Basic is only available for 1 property or less: unified calendar, AI unified inbox, self-onboarding. Starter is only available for 2 properties or less: website builder, booking widget, custom rates, secure payments, booking reports, co-host access, human email support. Professional and Ultimate sit above that if you stay inside the 1–8 band and need automated messages, Google Vacation Rentals, phone support, tasks, or owner statements.
Tokeet is the secondary if cash outlay is the constraint. Hostaway is the secondary only if you are already heading toward 8+ and multi-channel reliability beats a website.
Do not make Lodgify the only system once owner reporting, hired help, and multi-user ops are the daily job.
Scaling operators (8–30) — Hostaway
Hostaway is the default once the pain is operations, not a pretty booking page. Official product language is a property management system plus channel manager. The features page (fetched 21 August 2026) splits the product by band: 2–14 listings already include channel manager, inbox, AI replies, dynamic pricing, and a direct booking site. The 15–49 band adds financial reporting, owner statements, and owner portals. That is the product telling you who it is for.
Hostaway’s channel manager glossary (updated 12 February 2026) claims connections to over 200 booking platforms, including Airbnb, Vrbo, Booking.com, Expedia, Google Vacation Rentals, and TripAdvisor. The homepage and features page claim 300+ integrations and 24/7 local/phone support.
Guesty Pro is the secondary at this size only if you already need an owners portal, 60+ channels (Guesty’s own claim), or a hired team that will live in a heavier stack. Lodgify is still marketed as fit for 30+, but Ultimate is required for owner statements and tasks. Channel breadth and automation depth are the scaling bottleneck. Tokeet is a temporary budget bridge, not the core PMS.
Professional PMs (20+) — Guesty, Hostaway second
Guesty is the default for professional managers with multiple owners. Official packages on Guesty’s pricing page (fetched 21 August 2026): Lite for 1–3 listings, Pro for 4–199, Enterprise for 200+. The PM product is Pro or Enterprise, not Lite. Pro is quote-based and lists 60+ listing channels, an owners portal, and revenue management. Trust accounting is an official add-on. Many Pro/Enterprise items (websites, locks, GuestyPay, GuestVerify, damage protection) sit on add-on tiers.
Hostaway is the operator alternative when you want a more unified in-house PMS, 24/7 phone, owner statements and an owner portal, and you do not need NC-style trust accounting. A Software Advice user con on the 21 August 2026 comparison page is blunt: “No trust accounting.” That is a real second choice, not a tie.
Do not put Lodgify or Tokeet in as the core PMS at this stage.
When not to buy Hostaway or Lodgify
Skip Lodgify if you need multi-owner trust accounting, 15+ doors with heavy rate pushes, or you only want a cheap channel manager and will never build a direct site (then Tokeet). Owner tools sit on Ultimate. No sourced Lodgify page in this research pass lists trust accounting. Do not sell it as an enterprise PMS.
Skip Hostaway if the number-one job is a converting branded website at fewer than 8 doors, you refuse quote-based pricing or an onboarding wait, or you have 1 listing and will not take the 1-listing path. The Hostaway pricing page asks “Only have 1 listing? Click here for more info.” Official monthly dollars are unavailable. Hostaway is not built around a 1-listing checkout.
Skip Guesty if the team is under 20 doors, hates add-on pricing, or does not need trust accounting or 60+ channels. Lite is 1–3 listings only: from $9/month per listing + 1% per reservation, or from $20 annual / $29 monthly per listing (fetched 21 August 2026).
Skip Tokeet if you need a polished mid-market UX or Guesty-grade trust accounting. It is not a 20+ core PMS.
One more honesty check that vendor landings miss: Hostaway’s comparison landing still claims Lodgify has no unified inbox and no owner management. That is outdated attack copy. Lodgify’s 2026 Basic plan already sells an AI unified inbox, and Ultimate sells owner payments, reports, and statements.

What Hostaway and Lodgify actually cost in 2026
Prices change. Treat every dollar figure below as language fetched on 21 August 2026, not a forever rate card. Honesty is the gap most comparison pages skip.

Lodgify pricing is the cleanest public commercial model of the four: flat subscription, 0% booking fee, no setup fee, no long-term contract. You still need a live property-count quote. The live calculator we fetched on 21 August 2026 rendered contradictory strings ($73 on every plan card, $14 on every compare-table row). Do not lock a budget to either leftover.
Hostaway pricing will not give you a number until you talk to them. That is annoying if you have six listings and want a self-serve checkout. It is normal if you have 15 listings and expect onboarding. Official setup and onboarding fees are unavailable on Hostaway.com. Lodgify’s comparison pages report conflicting customer-support quotes (€250 monthly / €100 annual on one page, $500 on another). Those are Lodgify-reported, unconfirmed by Hostaway. Do not publish them as Hostaway’s fee.

Guesty’s only public dollar path is Lite, and Lite is capped at 1–3 listings. If you are a 20+ manager, you are buying a quote. Build the add-ons into that quote or you will compare the wrong number to Hostaway.
Tokeet can be cheap. It is not automatically cheap. The calculator default we captured was $134.90 per month for 10 rentals on monthly billing. Run the calculator for your listing count before you pick it as the budget winner.
Website and direct bookings — why Lodgify wins 1–8
Lodgify is the right first PMS for most 1–8 hosts because the product is built around a website and a booking engine, not around a 60-channel enterprise stack.
Official pages (fetched 21 August 2026) give you a no-code builder, an integrated booking engine, customizable templates, a custom domain, and 30+ languages on the website builder page (the pricing page says 32 — record both, do not reconcile). The site is mobile-friendly and includes SEO meta titles and descriptions. Calendar sync to OTAs is built in. Payments run through Lodgify Payments or third-party gateways.
Starter is the floor for the website. Basic is calendar plus inbox only. If you have one listing and you do not want a site, Basic is enough. If you have one or two listings and you want fewer OTA fees, start on Starter. If you are at 4–8 and still independent, Professional or Ultimate is the Lodgify conversation — not Guesty Pro.

Channel manager, inbox, and ops — why Hostaway wins 8–30
Hostaway is the right default at 8–30 because the job has changed. You are no longer choosing a website. You are choosing whether the inbox, the channels, and the cleaner tasks still live in your head. For most operators at this size, that is the best pms for scaling airbnb work.

How to switch without breaking the calendar
A bad migration costs more than a year of software. Use this as process, not as a measured window. Third-party “2–4 weeks” estimates and Lodgify’s “three to five weeks” claim for Hostaway onboarding are not official Hostaway numbers. Official Hostaway onboarding duration is unavailable. Build extra time.
- Pick the winner for today’s listing count, not the brochure. A 6-listing host does not need Guesty Enterprise “room to grow.” A 22-listing manager does not need another year on a website-first tool.
- Pilot 1–2 listings on the new PMS. Leave the rest on the old stack.
- Parallel-run calendars until channel sync is boring. Double bookings happen when someone cuts over after one clean night.
